9 Projects in One Year: Rain Affirms Commitment and Accelerates Growth in the New Capital As part of its ambitious expansion strategy, Rain Developments has officially launched its latest project, Magal Towers New Capital, located at the heart of the Central Business District (CBD) in Egypt’s New Administrative Capital.

The announcement was made during a press conference attended by senior company executives and strategic partners. This latest project brings Rain’s portfolio in the capital to nine projects within just one year.
Eng. Ehab El-Obaidi, CEO of Rain Developments, emphasized that the timing and location of Magal Towers were chosen based on a deep analysis of market demand and the strategic value of the CBD, one of the most dynamic zones in the capital. He added that Rain’s policy is to complete licensing, finalize payments, and initiate construction before announcing any project—an approach that reflects the company’s strong commitment and financial stability.
The project comprises a ground floor and 18 additional stories, with a total investment of EGP 3 billion and a targeted delivery date in three years—six months ahead of schedule.
El-Obaidi highlighted that Rain has successfully implemented nine projects in just one year, with several achieving 100% completion rates. Three of these projects are scheduled for handover and operation within the next six months. He described Magal Towers as a milestone in Rain’s journey.
Reham Abou Bakr, Vice Chairperson of Rain, stated that the project presents a major challenge aligned with the company’s vision of offering innovative, high-quality real estate solutions. She revealed that Rain recently launched three projects with sales rates reaching 95%, a strong indication of market confidence in the company’s offerings. She stressed Rain’s commitment to developing uniquely branded projects based on a thorough understanding of market needs and innovative design and construction approaches.
Mohamed Hossam, Chief Commercial Officer, explained that Rain owns 27 fully owned land plots across the New Capital, and every project is selected based on a detailed feasibility study that matches the land with the right project type. He described Magal Towers as a game-changer in the investment landscape of the CBD, noting its prime location on a 50-meter-wide main street, with a direct view of the Iconic Tower and the Green River—a strategic and prestigious position in the heart of the capital.
The project spans 3,288 sqm, and features a 220 sqm external plaza designed for commercial activities and modern attractions, such as dancing fountains, hologram shows, and water features. Commercial units offer 5.5-meter ceiling heights, optimizing operational efficiency, and the tower is equipped with four elevators to ensure seamless vertical circulation.
For administrative units, Hossam noted that Rain adds value through a free rooftop meeting room and a fully equipped Sky Lounge, creating an elegant and inspiring work environment. The project offers flexible payment plans—a first in the capital—ranging from 0% down payment to up to 15-year installments, with guaranteed returns of up to 200%, reflecting Rain’s client-first approach to maximizing investment returns.
Unit pricing starts from EGP 400,000 for ground-floor commercial units, and from EGP 130,000 to EGP 215,000 per sqm for administrative units. The project will be launched in two phases, with fixed contractual pricing to ensure transparency and respect for clients’ trust. “We’ve flipped the marketing model,” Hossam said. “We let the client choose the location.”
Eng. Karim Osama, Head of OYK Engineering Consultancy, stated that the architectural design of Magal Towers adheres to international standards, incorporating smart technologies such as robotics, intelligent control systems, soundproofing, and energy-efficient solutions. The result will be a state-of-the-art smart building that meets global benchmarks while serving the local market.
Mohamed Shehata, Chairman of Incommercial, the asset management and operations company, expressed pride in partnering with Rain on Magal Towers. He noted that Incommercial has been involved since the design phase to ensure maximum operational efficiency and aims to attract global brands by offering top-tier management services that significantly enhance the project’s investment value.
Abdelrazek El-Shehi, Chairman of Dealers Studio, spoke about the philosophical branding behind Magal Towers. He stated that the name reflects a vision of flexibility and openness to the future, representing a mixed-use tower that empowers clients with limitless potential for work and investment. He emphasized the CBD’s urgent need for such developments and confirmed that Dealers Studio will lead a comprehensive marketing strategy using both traditional and digital methods to reach the target audience effectively.
El-Shehi concluded that Magal Towers sets new benchmarks for real estate development in the New Capital and redefines competition standards within the Egyptian real estate market.
