The D Developments Egypt launch brings an Egyptian-Saudi partnership to the country’s real estate market, with four projects planned in Obour city. According to the company, its initial investment target is around EGP 15bn.
D Developments Egypt launch centres on four Obour projects
D Developments brings together Egyptian investors and Saudi Arabia’s Al-Hokail Group. The company says its shareholder structure combines real estate development and engineering consultancy expertise with financial resources to support expansion.
Its initial focus will be Obour city, where it intends to develop a diversified project portfolio aligned with market demand. However, the announcement does not identify the projects or specify their components. The company plans to disclose those details and implementation timelines in phases, according to its launch schedule.
Ahmed Kassem, CEO of D Developments, described the planned portfolio as four projects with targeted investment of up to EGP 15bn. He said the next phase would focus on implementing the company’s investment strategy and selecting opportunities that meet market needs and offer growth potential.
According to Kassem, project locations and property types will play a central role in shaping the portfolio. He also described the partnership with Egyptian investors as a foundation for expanding the business’s presence in Egypt over the coming years.
Al-Hokail outlines the partnership’s investment approach
Sheikh Ibrahim Al-Hokail, a Saudi investor and representative of Al-Hokail Group, said the decision to enter Egypt followed an assessment of its economic and investment fundamentals. That review also considered opportunities across different sectors.
He cited the size of Egypt’s economy, its broad demand base and opportunities associated with continuing urban development and new-city expansion. In addition, he said longstanding relations between Egypt and Saudi Arabia provide a foundation for closer economic and investment partnerships.
Al-Hokail described the Egyptian venture as part of the group’s strategy to expand its regional investments. The partnership aims to combine experience gained in Saudi Arabia with Egyptian professionals’ knowledge of local market conditions, trends and demand.
He added that successful investment requires more than identifying opportunities. It also depends on reliable partnerships, an understanding of market dynamics and the ability to translate potential into projects that create sustainable economic value.
According to Al-Hokail, the alliance combines investment and opportunity-assessment capabilities with real estate development and engineering consultancy expertise. He said this approach would support measured expansion through an integrated investment strategy, rather than isolated project launches.
Existing infrastructure and demand underpin Obour selection
Al-Hokail said the choice of Obour followed an assessment of its established urban and residential base. That assessment considered occupancy levels, demand for property and opportunities for further development and investment.
He identified the city’s existing infrastructure, services and population as its principal advantages. In his assessment, these characteristics allow developers to address existing demand rather than rely solely on future urban expansion.
He added that understanding those characteristics helps investors assess opportunities and select projects suited to each city. His comments on Obour’s occupancy and demand reflect the group’s market assessment; the announcement did not provide supporting statistics.
Company targets long-term growth beyond individual launches
Kassem said the partnership would support project planning and decision-making while helping the company respond to market requirements.
“The Egyptian-Saudi partnership enables D Developments to combine local market expertise with investment capabilities, supporting project planning and decision-making while helping the company respond to market needs. Further, confidence in real estate sector depends on having a clear investment strategy, the ability to execute projects and a strong commitment to customers.”
He said the strategy extends beyond launching individual developments. Instead, the company aims to build a real estate business capable of long-term growth and expansion.
Its priorities include establishing clear investment plans, assessing market demand and selecting suitable opportunities. Alongside those priorities, D Developments intends to build a portfolio designed to create value for the market and its customers.
