JORA Developments begins construction of iXORA Residence, building on 15 years of real estate experience in Egypt
JORA Developments has commenced construction of iXORA Residence in Hadayek October City. The milestone marks the company’s entry into the integrated residential communities segment. Moreover, the project builds on more than 15 years of experience in Egypt’s real estate market.
Atef Morsi, Chairman of JORA Developments, said the start of construction represents a key milestone in the company’s growth strategy.
He added that iXORA Residence reflects JORA’s vision for developing integrated residential communities. Furthermore, the project focuses on improving residents’ quality of life.
Morsi explained that the company continues to build on its successful track record. He also confirmed that JORA remains committed to quality standards and contractual obligations across all of its developments.
Morsi said the company carefully selected the project’s location in the heart of Hadayek October.
The project is located on Ahmed Zewail Road. In addition, it is close to Al Wahat Road, Mall of Egypt, and Dreamland.
Moreover, the development enjoys access through three main roads. It is also surrounded by educational, commercial, and recreational destinations. Consequently, the location offers both convenience and strong investment potential.
Morsi added that iXORA Residence is being developed on a 43,000 sqm site.
More than 75% of the project’s total area has been allocated to landscaped green spaces and open areas. As a result, the master plan provides wider views and enhances residents’ privacy.
The project has also been designed to create a balanced residential environment that combines open spaces with modern urban planning.
Morsi confirmed that JORA Developments has already taken several steps to maintain the project’s construction schedule.
The company has paid nearly 80% of the land value. In addition, it has secured a significant portion of the required construction materials.
Consequently, JORA targets completing construction and delivering the project within 30 months, according to its planned timeline.
Morsi added that engineering consultant Mohamed Hafez designed the project.
iXORA Residence offers residential units ranging from 111 sqm to 173 sqm.
Furthermore, the development includes a 1,500 sqm commercial, administrative, medical, and service area.
The mixed-use component has been planned to provide residents with a comprehensive range of daily amenities while enhancing the overall living experience.
Ahmed Adel, Chief Commercial Director at JORA Developments, said that iXORA Residence was planned to achieve a balance between product quality and investment value.
He explained that the project offers efficient unit layouts. In addition, it features relatively low loading ratios compared with competing developments. As a result, buyers benefit from larger usable spaces and stronger investment value.
Adel added that the company obtained all key regulatory approvals before starting construction.
These approvals include the land allocation notice, the land handover record, the ministerial decree, and the building permit.
Furthermore, JORA Developments commenced construction in less than one year after launching the project.
According to Adel, this achievement reflects the company’s commitment to completing all legal procedures before implementation. It also demonstrates its dedication to protecting buyers’ interests and maintaining transparency throughout the development process.
Adel pointed out that iXORA Residence will include a comprehensive range of amenities.
The project will feature swimming pools, a mosque, cycling lanes, internal roads, and underground parking with separate access points.
Moreover, more than 75% of the project’s total area has been allocated to landscaped green spaces and open areas.
Consequently, residents will enjoy panoramic green views, greater privacy, and a healthier living environment throughout the development.
Adel announced that JORA Developments has officially launched the third phase of iXORA Residence.
The company is offering several flexible payment plans to suit different customer needs.
Buyers can reserve their units with a 5% down payment and installments over six years.
Alternatively, they can choose a 10% down payment with installments over seven years.
In addition, customers may select a 15% down payment with installment plans extending up to eight years.
According to Adel, these payment solutions provide customers with greater financial flexibility while supporting long-term investment decisions.
Adel confirmed that JORA Developments remains fully committed to delivering its projects on schedule.
At the same time, the company continues to maintain high construction quality and create sustainable long-term value for buyers.
He added that JORA Developments has successfully delivered 75 standalone projects to more than 1,500 customers.
Therefore, the company has established a strong track record in Egypt’s real estate market, supported by years of practical experience and consistent project delivery.
For his part, Mohamed Hafez, Founder of Hafez Consultants and the project’s architectural designer, said that iXORA Residence was designed according to a modern architectural concept.
The design prioritizes residents’ quality of life by creating a balanced relationship between built-up areas and open spaces.
As a result, the project provides a healthier, more comfortable, and more sustainable residential environment.
Hafez added that the master plan maximizes the efficiency of internal living spaces.
Moreover, the project offers efficient carpet areas and relatively low loading ratios.
Consequently, homeowners benefit from larger usable spaces and greater flexibility in interior layouts.
Hafez concluded that iXORA Residence has been designed in accordance with the latest engineering and architectural standards.
Furthermore, every design element supports the project’s objective of delivering a modern residential community that combines functionality, sustainability, and long-term value.
