AJAD Developments has signed an agreement with ACE Moharram.Bakhoum to provide engineering supervision for the construction of its Elaia project in New Heliopolis.
The project’s architectural design is being handled by YBA Architects. The partnership reflects AJAD Developments’ strategy of working with leading industry experts to maintain high standards of design and construction quality.
AJAD Developments Builds Strategic Partnership Network for Elaia
The agreement with ACE Moharram.Bakhoum adds engineering supervision to Elaia’s network of specialized partners.
Meanwhile, YBA Architects serves as the architectural design consultant.
Together, these partnerships cover key stages of the project. They extend from concept and design to supervision, construction, and final delivery.
Under the agreement, ACE Moharram.Bakhoum will supervise construction works at Elaia. The firm will ensure compliance with approved drawings, technical specifications, and quality standards.
It will also monitor construction progress across different phases. In addition, the engineering consultant will coordinate technical activities among the project’s various components.
Elaia Spans 85 Feddans in New Heliopolis
Elaia represents AJAD Developments’ first project in the Egyptian market.
The development spans more than 85 feddans along Suez Road in New Heliopolis, East Cairo.
The project enjoys a strategic location close to major areas and key axes across East Cairo.
Elaia is only minutes away from Cairo International Airport, Madinaty, Al Rehab, Heliopolis, Nasr City, and the New Administrative Capital.
The project also benefits from proximity to major roads, transportation hubs, and modern mobility networks.
New Heliopolis offers comprehensive infrastructure. This includes water, natural gas, telecommunications, and high-speed internet networks.

Elaia Allocates 84% to Green and Open Spaces
Elaia’s master plan focuses on the integration of architecture, nature, and privacy.
Only around 16% of the project’s total land area is allocated to buildings. The remaining 84% is dedicated to green and open spaces, services, amenities, and recreational facilities.
The project is surrounded by green parks on three sides. This provides open views for a large number of units and reinforces Elaia’s nature-oriented character.
AJAD Developments has also divided the compound into several independent zones.
Each zone has its own dedicated entrance gate. Residential units, services, and facilities are distributed across the zones to enhance privacy and security.
The layout also helps reduce density within each zone and creates a more comfortable residential environment.
