Discussions focus on global capital flows and ways to attract more Gulf and European investment into Egypt’s real estate market.
Meanwhile, participants are examining the future of the New Capital. Developments in Ras El Hekma are also part of the discussions.
Real estate financing is another key topic. Speakers and industry experts are examining the tools and mechanisms available to investors.
The Summit also looks at changes in global trade and regional markets. These developments are reshaping capital flows and creating new opportunities.
Data centers and artificial intelligence are among the emerging investment areas under discussion. At the same time, experts are assessing current market demand and the challenges facing projects.
Fathallah Fawzy: Egypt Has Strong Investment Potential
Fathallah Fawzy, Vice Chairman of the Egyptian Businessmen’s Association and Chairman of its Real Estate Development and Contracting Committee, said the sector is entering a critical phase.
He pointed to major geopolitical and economic changes around the world. He also highlighted growing competition among cities and countries to attract investment.
According to Fawzy, Egypt has several important advantages. These include a large market, strong underlying demand and a strategic geographic location.
He also highlighted the country’s major infrastructure development.
However, Fawzy stressed that these advantages alone are not enough. Egypt needs to move toward a new phase focused on value creation and diversified financing models.
The sector must also adopt a more regional and international approach. This can help connect investment opportunities, expertise and capital.
Customer Expectations Are Changing
Fawzy also pointed to changing customer expectations.
Today’s customer is more informed and increasingly focused on quality of life and sustainability. Therefore, developers must respond to these changing priorities.
He said the market will increasingly reward efficiency and credibility. Investors, meanwhile, are looking for clear regulations and confidence in the future.
As a result, he called for an integrated role for the state in improving transparency and regulating the market.
Fawzy also highlighted the importance of Cityscape’s ability to bring government officials, developers, investors and experts together.
According to him, the future of real estate cannot be shaped by one stakeholder alone. Instead, it requires cooperation and mutual trust.
Ahmed Ibrahim: Real Estate Sector Enters a New Phase
In his opening remarks, Eng. Ahmed Ibrahim, Vice President of NUCA for the Planning and Projects Sector, described the current period as an important moment for Egypt’s real estate market.
He pointed to several challenges facing the sector. These include economic changes, higher investment costs and supply-chain disruptions.
These pressures have affected project execution. However, they have also encouraged companies to rethink their operating models.
The sector is now redefining priorities and looking for more efficient and sustainable approaches.
The State as a Strategic Partner
Ibrahim emphasized the changing role of the Ministry of Housing, Utilities and Urban Communities.
According to him, the state is increasingly acting as a strategic partner and a catalyst for growth.
At the same time, Egyptian developers are taking on a broader role. They are no longer simply building projects. Instead, they are becoming community builders and drivers of innovation.
This shift requires greater flexibility and stronger operational management.
It also requires a greater focus on sustainability and innovative financing solutions. Most importantly, developers must remain committed to customers who have placed their trust in the sector.
Mahmoud Mohieldin Calls for Sustainable Investment
Economist Dr. Mahmoud Mohieldin said the current edition of the Summit comes at an important economic juncture.
Global and regional developments are changing quickly. Therefore, investors need to assess growth, inflation and other economic factors carefully.
Mohieldin noted that real estate has long played an important role in economic growth. It has also served as an investment destination.
However, the sector now faces a new test. It must respond to competitive pressures and changing financing conditions.
Pricing and Risk Management Remain Critical
Mohieldin stressed the importance of sustainability.
He also called for realistic and transparent pricing. In addition, he emphasized the need for stronger risk-management standards.
Avoiding excessive asset valuations is another important consideration.
Looking ahead, he said strategic partnerships will play a major role. Innovative solutions will also be needed to respond to structural changes in the market.
As a result, these measures can help protect the long-term value of investments. They can also support a more attractive environment for local and international investors.
Cityscape 2026 Highlights Emerging Investment Opportunities
Robier Daniel, Cityscape Egypt Exhibition Director, said this year’s agenda reflects major changes across the real estate sector.
The discussions focus on investment and investor confidence. They also address regional cooperation and cross-border investment.

These include hospitality, tourism, retail and mixed-use developments. Data centers and digital infrastructure are also attracting attention.
According to Daniel, these areas can create new investment opportunities. They can also support the competitiveness of Egypt’s real estate market.
New Capital Remains Central to Egypt’s Urban Development
The New Capital remains an important part of Egypt’s urban development strategy.
It is also central to discussions about the future of the country’s real estate market.
The Summit brings this development into a broader discussion about new cities and emerging investment destinations.
At the same time, Egypt is working to expand its urban footprint. The country is developing new communities and infrastructure to support population growth and economic activity.
The official Cityscape platform positions the Summit as a strategic forum for discussing these market developments and investment opportunities.
Cityscape Summit Connects Government, Investors and Developers
The diversity of speakers reflects the broad scope of the discussions.
Government representatives are participating alongside developers, investors and financial institutions.
International organizations are also represented. These include the International Finance Corporation.
Global and regional companies are participating as well. Among them are Forbes Global Properties, Accor and Palm Hills Developments.

Cityscape Egypt Summit 2026 Reinforces Egypt’s Investment Ambitions
The Cityscape Egypt Summit 2026 concludes with a strong focus on continued dialogue between government, investors, developers, financial institutions and industry experts.
Such dialogue can help create clearer perspectives on the future of Egypt’s real estate market.
It can also support the country’s efforts to attract local and international investment.
However, the next phase will require more than market growth. It will depend on transparency, innovative financing, sustainability and stronger investor confidence.
The Summit therefore comes at a significant moment for Egypt’s real estate sector. It brings key stakeholders together to examine the opportunities and challenges that will shape the market in the years ahead.
Cityscape Egypt 2026 Exhibition Coming Later This Month
