Spanning more than 22,000 feddans, the development is located along the extension of South 90th Street in New Cairo, west of the New Administrative Capital, and approximately 10 minutes from the American University in Cairo, according to the company.
The master plan incorporates high-speed communications networks, digital services and applications using artificial intelligence technologies. It also relies on integrated facilities management and operations to support the development of a smart urban environment.
STM Investment presents Kayan City as a long-term development project that combines ready-to-move residential properties with existing services and infrastructure. The company aims to develop an integrated urban destination that supports everyday living while continuing to expand its residential and service components.
The announcement followed a field visit organised by the company to showcase the city’s components, implementation and operational progress, as well as its different development phases and urban infrastructure.
STM Targets EGP 200 Billion in Sales
STM Investment targets sales exceeding EGP 200 billion during the first five years of the initial offering phase.
The first phase is planned to accommodate approximately 250,000 residents. The city’s population capacity is expected to increase as additional development phases are completed.
These figures represent the company’s development plans and sales targets. Actual results will depend on the implementation schedule, market conditions and progress across the project’s different phases.
Kayan City Plans Around 40,000 Residential Units
The master plan includes approximately 40,000 residential units, comprising apartments and villas designed to serve different customer and investor segments.
Apartments start at 85 square metres, while villa areas start at 230 square metres. According to STM Investment, the residential offering includes fully finished properties with completed utilities and infrastructure that are ready for immediate delivery and occupancy.
The residential component forms part of a broader urban plan that integrates housing with commercial destinations, education, healthcare, sports, leisure and hospitality.
Three Hospitals and 18 Schools and Nurseries
Kayan City’s master plan includes three hospitals and 18 schools and nurseries offering Egyptian and international curricula.
The educational institutions named in the announcement include North Gate International School, the Egyptian Japanese School and the Egyptian German School.
The development also includes Kayan University, which occupies approximately 140 feddans and is planned to comprise six faculties.
Together, these facilities form part of the company’s strategy to integrate education and healthcare services within the wider urban development.
Five Shopping Malls and Seven Sports Facilities
The master plan includes five shopping malls, including Kayan Plaza, alongside seven sports clubs and facilities.
The sports portfolio includes Kayan Equestrian Club and facilities operating under the Leeds, Karma and Kayan names.
These destinations are intended to support retail, recreation and sports activities within the development. Their inclusion reflects STM Investment’s approach to combining residential communities with services and leisure facilities.
Two Hotels, a Central Park and 27 Places of Worship
Kayan City’s hospitality component includes two hotels with a combined capacity of approximately 1,000 rooms.
The master plan also features an 80-feddan central park, 27 places of worship and extensive green spaces. In addition, a modern public transport system is planned to support mobility within the city.
STM Investment expects the development’s diverse economic activities and service facilities to create thousands of direct and indirect jobs as construction and operations progress.
These components form part of the company’s long-term vision for an integrated urban destination that supports residential life, economic activity and access to essential services.
