PropertyExit has officially launched in Egypt with backing from Gateway Financials, introducing an investment-focused approach to property valuation, resale and exit planning. The platform aims to help buyers and property owners assess opportunities, compare investment options and make more informed decisions using market research, asset evaluation and financial analysis.
A New Approach to Real Estate Investment and Exit Decisions

The launch was announced at a press conference attended by Dr Mohamed Abou Khadra, chief executive of PropertyExit; Dr Nourhan El Tour, chief executive of Gateway Financials; Dr Mohamed Hafez, an engineering and urban development consultant; Hisham Kandil, chairman of MTS Integrated Solutions and a board member of Akam Developments; and Hany Saber, a board member of EBNY Developments.
PropertyExit aims to introduce a more structured approach to property investment decisions. Its model combines asset valuation, investment analysis and the assessment of available exit options.
The platform seeks to help buyers evaluate opportunities against their financial objectives. It also aims to give property owners a clearer understanding of their assets and the options available when managing or exiting an investment.
A further objective is to address information gaps between buyers and sellers. The company argues that property decisions require more than comparing asking prices, particularly in a market where real estate plays an important role in household wealth and investment planning.
PropertyExit Real Estate Investment Assessment
According to the company, Egypt’s property market has developed significantly over more than a decade. It says this has reinforced the role of real estate as a means of preserving value and investing over the medium and long term.
However, the company believes that both buying and selling decisions require careful analysis. Investors need to consider multiple scenarios rather than rely solely on headline property prices or anticipated appreciation.
Through its platform and relationship with Gateway Financials, PropertyExit aims to provide a more organised framework for comparing property opportunities. This includes distinguishing between an asset’s market value and the investment case for owning it.
The assessment considers several factors, including the timing of a purchase or sale, the type of property, market demand, associated costs and outstanding contractual or financial obligations.
By bringing these factors together, the platform intends to help investors evaluate whether a property fits their objectives and financial capacity.
Mohamed Abou Khadra: Exit Is a Natural Part of the Property Investment Cycle
Commenting on the launch, PropertyExit CEO Mohamed Abou Khadra said the platform enters the market at a time of increased activity in Egypt’s real estate sector and growing attention to its challenges.
He argued that exiting a property investment should be viewed as a normal stage in an asset’s lifecycle, rather than automatically as evidence of financial distress or an unsuccessful investment.
According to Abou Khadra, a decision to sell can reflect several market and investor considerations. In some cases, it may enable an owner to realise the value of an asset and redeploy capital into another opportunity.
He said PropertyExit intends to provide owners with more options for converting property holdings into liquidity through informed decisions, careful valuation and a better understanding of market conditions.
The available options may differ according to the property, contractual terms, outstanding financial commitments and the rules governing each transaction.
Abou Khadra added that the platform’s approach is supported by Gateway Financials, which has operated since 2019. The release states that the advisory company has accumulated experience involving more than 3,000 property developers across 12 countries and conducted thousands of field studies on real estate markets.
The company says this research and advisory experience will support its efforts to help buyers assess opportunities before purchasing. It also aims to give owners a clearer view of their options when managing an investment or considering an exit, supported by financial and investment advice and market data.
