The Fourth by Mainmarks Developments at moray

Mainmarks Developments has launched The Fourth at its MORAY project in New Cairo, adding 153 administrative units to the mixed-use development on North 90th Street. The company says units are available with no down payment and instalment periods of up to eight years.

The Fourth adds administrative spaces to MORAY

The Fourth offers administrative spaces intended for businesses and investors. According to Mainmarks, the phase combines varied unit sizes with open views of North 90th Street, outdoor plazas and green spaces within MORAY.
George Ghanem, co-founder of Mainmarks Developments, said the launch coincides with construction progress on MORAY’s first phase reaching 80%. He said the company’s strategy focuses on maintaining customer trust through timely execution and delivering products that respond to market demand.
Ghanem described The Fourth as an administrative-space concept that combines efficient design with open views. He said the setting includes open-air gathering areas, landscaped surroundings and retail amenities.
According to the announcement, the phase has a total sellable area of approximately 12,905 sqm. It comprises 153 administrative units, with spaces ranging from 42 sqm to 486 sqm.
The Fourth also includes private terraces covering a total area of 669 sqm. Mainmarks says the range of unit sizes and intended uses gives companies and investors different options.

MORAY’s location and mixed-use master plan

Ahmed Shaker, co-founder of Mainmarks Developments, said MORAY spans more than 16.5 feddans in a strategic New Cairo location. He said the project has a frontage exceeding 300 metres along North 90th Street and views of four main streets.
Mainmarks’ official project page describes MORAY as spanning approximately 17 feddans, or 70,000 sqm. It also confirms the 300-metre North 90th Street frontage and states that the development includes 14 buildings.
According to the official page, the master plan includes two clinic buildings, eight administrative-office buildings and four serviced-apartment buildings. It also incorporates ground-floor and selected street-level commercial spaces, forming a mixed-use community.
Shaker said The Fourth’s design maximises open views of North 90th Street, outdoor areas and green spaces. He added that the design supports movement within the project and access to outdoor areas, as well as spaces designated for commercial and service properties.

Design, materials and operational areas

Shaker said architectural details and finishes are central to The Fourth’s design. The announced materials include marble, glass and aluminium, which Mainmarks says complement MORAY’s contemporary architectural style.
The company’s official MORAY page similarly identifies natural stone, expansive glass openings and aluminium profiles in the project’s façade.
The Fourth also incorporates dedicated service areas for electrical rooms and mechanical systems. According to Shaker, these areas support operational efficiency and the integration of the building’s core functions.

No-down-payment plans of up to eight years

Mohamed El Moghazi, co-founder of Mainmarks Developments, said The Fourth reflects the company’s strategy of offering products based on actual market needs. He said this includes diversifying unit sizes and providing options for businesses and investors.
El Moghazi said the phase offers flexibility for companies seeking administrative headquarters and investors looking to acquire administrative units. He also highlighted MORAY’s location on North 90th Street.
Mainmarks says units in The Fourth are available with no down payment and instalment periods of up to eight years. The announcement does not specify unit prices, delivery dates or conditions attached to individual payment plans.
