Knight Frank’s latest report on the Egyptian real estate market for 2025 highlighted growing interest from global and regional investors.
The New Capital ranked first among the most attractive residential destinations, with 33.9% of investor interest.
The North Coast followed at 28%, while New Cairo ranked third at 27.1%.
The New Capital also led the list of major projects attracting investors.
It recorded 38.4%, followed by New Zayed, Mostakbal City, and El Alamein, which collectively accounted for 26.7%.

Gulf Investors Show Strong Interest in Egypt

The report also pointed to continued growth in Gulf investors’ interest in Egypt during 2026.
According to the report, 49% of Saudi investors expressed an intention to invest in the Egyptian market.
Meanwhile, 36% of UAE investors indicated similar plans.
The findings highlight the continued importance of Egypt as an investment destination for regional capital.

Residential Real Estate Leads Investor Preferences

The report identified several key reasons behind property purchases.
Around 51% of investors plan to purchase properties as holiday homes.
Another 20% intend to buy properties for primary residences.
Meanwhile, 13% plan to invest for capital investment purposes.
By sector, residential real estate ranked as the most attractive segment at 61%.
Office space followed at 49%.
Branded residences ranked third at 45%.
These figures highlight the continued strength of residential property within investor preferences.
They also point to growing interest in specialized real estate products.

Branded Residences Attract 81% of Global Investors

The luxury real estate segment showed particularly strong interest in branded residences.
According to Knight Frank’s report, 81% of global investors expressed interest in purchasing branded residences.
The report also identified significant differences in investment budgets.
Around 24% of investors allocated less than USD 1 million.
Meanwhile, 20% reported budgets between USD 20 million and USD 30 million.
Another 16% allocated between USD 2 million and USD 3 million.

German Investors Record Highest Average Purchase Budget

Investment budgets also varied significantly by nationality.
German investors recorded the highest average purchase budget at USD 17.7 million.
They were followed by:
UAE investors: USD 16.2 million
Saudi investors: USD 9.4 million
UK investors: USD 5 million
US investors: approximately USD 400,000
The figures highlight the diversity of international demand for Egypt’s real estate market.
They also demonstrate significant differences in purchasing capacity across investor groups.
