Times Developments Expands Its Land Portfolio

Times Developments has unveiled its Times Developments Expansion Strategy for the Egyptian market. The strategy focuses on new investment opportunities across several high-potential destinations.
The company plans to expand its presence across West Cairo, the Red Sea, and the North Coast. It also aims to accelerate construction through a business model based primarily on self-financing.
Speaking during a press conference, the company announced construction investments of approximately EGP 30 billion over the past two years.
This investment reflects Times Developments’ commitment to accelerating project delivery. It also demonstrates its focus on maintaining construction schedules despite changing market conditions.
The company’s financial model is supported by a strong capital position. This enables Times Developments to finance land acquisitions without relying on bank debt or high-cost financing.
As a result, the model provides greater operational flexibility. It also strengthens execution capabilities and improves resilience against construction cost fluctuations.

Times Developments Expands Its Land Portfolio

As part of its growth strategy, Times Developments is evaluating new land acquisition opportunities.
The targeted areas include West Cairo, the Red Sea, and the North Coast. These opportunities are intended to strengthen the company’s land bank and support long-term expansion.
Meanwhile, the company continues to focus on premium locations. It also aims to create integrated communities with distinctive designs and comprehensive services.
The company currently owns more than 55 feddans across East Cairo.
This portfolio includes Aster, which spans 34 feddans, and Avelin, covering 21 feddans.
Together, these developments support the company’s strategy for creating integrated and sustainable urban communities.

Boutique Compounds Redefine Residential Development

Times Developments is also expanding the Boutique Compounds concept in Egypt.
The model focuses on low-density residential communities. It prioritizes quality, privacy, and lifestyle rather than development volume.
In some projects, built-up areas account for no more than 15% of the total land area. The remaining space is dedicated to landscaped gardens and open green areas.
According to Times Developments, this model supports higher-quality property management. It also enables more efficient operations and stronger community engagement.
Moreover, the approach creates a quieter and more spacious living environment. It is designed to provide residents with greater privacy and enhanced quality of life.
The developments also incorporate smart technologies. These solutions help manage lighting, irrigation systems, water consumption, and security infrastructure.
Therefore, the model supports both sustainability and operational efficiency.

Ahmed El Sergany Highlights Mixed-Use and Hospitality Growth

Eng. Ahmed El Sergany, Chairman of Times Developments, said the company is expanding its mixed-use development strategy.
The strategy combines residential, commercial, administrative, and medical components. At the same time, the company is increasing investments in hospitality projects and Serviced Apartments.
These projects will be developed through partnerships with leading international brands and operators.
El Sergany also highlighted the growing importance of the Second Home segment.
He noted that this segment has become one of Egypt’s fastest-growing real estate sectors. Consequently, the North Coast represents a strategic priority for the company’s future expansion.
Times Developments also continues to strengthen its market position through premium locations. In addition, it works with leading consultants and specialized partners throughout the development process.
This approach covers every stage, from design and development to operations.

Strategic Locations Support Times Developments’ Expansion

Eng. Ahmed El Sergany explained that Times Developments deliberately completes a significant portion of construction before launching projects.
This strategy helps mitigate inflationary pressures and construction cost volatility. It also allows buyers to acquire units that are ready or close to delivery.
He highlighted Aster Residence, located on one of the last premium plots in New Cairo’s Golden Square.
The project comprises approximately 1,200 residential units. It also includes 16,000 square metres of commercial and administrative space.
El Sergany also highlighted Avelin, located adjacent to Al Rehab City.
The development includes the residential project Avelin Residence and the commercial development Mall T Hub.
Around 30% of construction had already been completed before the project’s official launch. Meanwhile, construction progress on the released units has reached nearly 60%.

Aster First Phase Set for Delivery This Year

Eng. Ahmed El Sergany said Times Developments is preparing to deliver the first phase of Aster by the end of this year.
The phase includes approximately 450 residential units. Their areas range from 55 to 300 square metres.
The available units include one-bedroom, two-bedroom, and three-bedroom apartments. The phase also includes duplexes and penthouses.
These options are designed to meet different customer requirements. They also provide a diverse range of residential products within the development.

Times Developments Eyes Fractional Real Estate Ownership

Looking ahead, El Sergany expects Egypt’s real estate market to see growing demand for flexible investment products.
Among these products is fractional real estate ownership. This model allows investors to purchase shares in income-generating assets rather than entire properties.
As a result, fractional ownership can broaden access to real estate investment. It can also improve liquidity and provide greater investment flexibility.
The company’s expansion strategy therefore combines land acquisition, construction acceleration, and product diversification.
