International Workplace Group (IWG) has signed an agreement with AGEC Developments to introduce its Humanly healthcare and wellness workspace brand to Egypt.
The centre will be located at Paramount Business Complex in Cairo, offering purpose-designed, fully equipped spaces for medical, therapy, wellness, beauty, fitness and rehabilitation professionals.
The agreement was signed by Eng. Ayman Louis Rafla, Chairman of AGEC Developments, and Youssef Najeeb, Country Manager of IWG Egypt, in the presence of senior executives from both companies and business partners. The spelling of the IWG Egypt representative’s name requires confirmation.
Humanly targets healthcare and wellness professionals
Introduced earlier in 2026, Humanly extends IWG’s flexible workspace model into the healthcare and wellbeing sectors. The brand provides professionally managed environments designed for practitioners who need suitable spaces to establish and grow their practices.
Its offering is intended to help professionals operate without the upfront investment and long-term commitments associated with traditional premises. According to IWG, flexible arrangements allow practitioners to adjust their workspace requirements as their businesses develop.
The model also aims to reduce property-related and administrative burdens. Practitioners can therefore focus on serving clients while accessing spaces designed around their professional requirements.
Humanly’s wider offering includes consultation rooms, treatment rooms, therapy rooms, physiotherapy rooms and fitness spaces, according to IWG’s corporate communications.
IWG expands its Egyptian network
The Humanly agreement comes amid continued expansion by IWG in Egypt. The company signed agreements for 10 new centres in the country during the first half of 2026, supporting its target of reaching 150 centres nationwide by 2030.
Globally, IWG signed 728 new centre deals during H1 2026. Its reported operating network reached 4,974 centres by the end of June, while the company also referred to more than 6,000 signed locations across over 120 countries.
IWG’s expansion strategy relies heavily on capital-light operating arrangements. The company’s H1 results reported that 98% of newly signed centre deals were capital-light. This differs from the 95% figure cited in the supplied Humanly announcement, which requires clarification regarding the reporting basis.
The partnership model enables property owners and investors to work with IWG to operate flexible workspace locations. For IWG, it supports network expansion without relying exclusively on conventional, company-funded premises.
AGEC highlights Paramount Business Complex
The Humanly centre will be located at Paramount Business Complex, an AGEC Developments project in Sheraton, Cairo. The development combines commercial, administrative and medical activities across approximately 20,000 square metres.
During the ceremony, Ahmed El-Ashry, Chief Commercial Officer at AGEC, described Paramount as a link between Nasr Road and the Heliopolis area. He cited investments of up to EGP 2 billion and said construction had reached 100% completion.
El-Ashry also said the project’s design prioritises efficient space utilisation and operational flexibility. According to the supplied announcement, Paramount has obtained LEED v4 certification and incorporates green building specifications. The certification should be independently confirmed before publication.
The project’s business partners include IWG, Regus, Humanly, HQ, YBA and Bocentic, according to AGEC’s announcement.
AGEC outlines further launches and expansion plans
The ceremony also included announcements concerning AGEC’s residential and commercial development pipeline.
El-Ashry announced a new launch at Ivy Residence in Shorouk City. The offering includes three types of units in different sizes, with payment plans extending up to nine years. The launch focuses on units with near-term handovers, alongside continued construction at the project.
AGEC also announced plans to open a new Ivy Residence showroom in Shorouk City, a new HQ branch in Heliopolis and a new AGEC Developments sales office at Next Plus Mall in the Fifth Settlement.
Eng. Hisham El-Masry, Commercial Consultant at AGEC, said the company plans to expand its presence in East Cairo and increase its land portfolio through residential and commercial projects under consideration.
These plans include a commercial and administrative development in the Fifth Settlement, scheduled for launch in the fourth quarter of 2026. The announcement did not provide further project specifications.
IWG and AGEC discuss the partnership
Eng. Ayman Louis Rafla, Chairman of AGEC Developments, said:
“The partnership reflects AGEC’s strategy to develop integrated projects that go beyond real estate development. By combining strategic locations, design, operations and management, we aim to create sustainable value for both customers and the project.
Furthermore, our decision to continue and expand our partnership with IWG builds on the successful operation of the Regus centre at Paramount Business Complex. Spanning approximately 1,500 sqm, the centre demonstrates how IWG’s global expertise in flexible workspace solutions can add value to integrated developments.
He added: “We always aim to launch exceptional projects that meet the aspirations of customers seeking uniqueness and excellence. To achieve this, we select strategic locations and partner with successful companies whose expertise and proven track records add value to our projects.”
Christian Schmitz, Chief Executive Officer of International Workplace Group PLC, commented:
“Humanly is making healthcare and wellbeing services easier to access for customers, wherever they are, and we are delighted to bring the brand to this iconic Cairo location. By enabling practitioners to work closer to the communities they serve, in spaces that are ready from day one, we help people integrate care and wellbeing into their everyday lives more conveniently.
“By removing upfront investment and long-term commitments, healthcare and wellbeing professionals in Cairo gain the freedom to build sustainable, profitable practices on their own terms. This allows them to focus on delivering exceptional care, reach more people and grow with confidence.”
Youssef Najeeb, Country Manager of IWG Egypt, added:
“Egypt remains one of IWG’s fastest growing markets, and the introduction of Humanly meets the rising demand for high-quality spaces equipped for healthcare and wellness professionals. Humanly provides a flexible, cost-effective solution that helps practitioners focus on their clients and grow their businesses with confidence.”
