Times Developments has launched Avelin Boutique in New Cairo in partnership with Lemon Spaces, a company specializing in modern hospitality spaces.
The partnership covers the operation and management of 150 serviced apartments within Avelin. The project combines luxury residential living with modern hospitality services.
Avelin integrates advanced infrastructure with technology- and AI-driven hospitality solutions. The project has total investments exceeding EGP 3 billion.
Times Developments Completes 30% of Avelin
Times Developments has completed 30% of Avelin’s construction ahead of its official market launch.
The early progress is designed to give customers and investors greater confidence in the project’s delivery timeline.
It also reflects the company’s financial position and commitment to construction schedules and contractual obligations.
Avelin Boutique Location in New Cairo
Avelin Boutique is located in the heart of the Fifth Settlement in New Cairo. The project is adjacent to Al Rehab City.
It is two minutes from Al Rehab 1 and North 90th Street. The development also provides access to the highway and four major roads in the area.
Avelin Boutique extends across 21 feddans and includes two main components.
The first is Avelin Residence, which offers luxury apartments and duplexes. Unit types include one-, two-, and three-bedroom apartments.
The development also includes serviced apartments. These units form the focus of the partnership with Lemon Spaces.
The second component is Mall T Hub. The commercial and administrative destination covers approximately 10,000 sqm.
It will offer residents and visitors an integrated shopping and entertainment destination.
A Boutique Residential Experience
Avelin Residence was designed as a luxury boutique compound.
The development offers comprehensive services to a limited number of residents. This approach aims to enhance privacy and quality of life.
Green areas and landscaping account for around 80% of the project’s total area.
In addition, all buildings feature fully underground parking. This design creates safe pedestrian pathways throughout the development.
It also allows children and families to move freely away from vehicular traffic.
Leading Consultants Support Avelin
Times Developments has partnered with leading designers and consultants from Egypt and the Middle East.
ECG and DMC are responsible for the master plan, façades, and engineering consultancy. Their work also includes MTA, led by architect Mohamed Talaat.
Okoplan, led by Dr. Tarek Sobhy, handled site planning and landscaping.
Architect Raef Fahmy designed the commercial area. Meanwhile, architect Hany Saad handled the clubhouse interior design.
Together, the consultants support Avelin’s integrated development vision.
Flexible Payment Plans
Coinciding with the hospitality partnership, Times Developments has announced new payment facilities.
Payment plans start with a 5% down payment. The remaining balance can be paid in installments over up to 10 years.
The company says the plans are designed to accommodate different investors and homebuyers in New Cairo.

Ahmed El-Sergany, Chairman and CEO of Times Developments, expressed his satisfaction with the partnership with Lemon Spaces.
He said the cooperation is reshaping the concept of luxury living and modern hospitality in New Cairo through Avelin.
El-Sergany added that Avelin Residence aligns with Egypt’s efforts to promote real estate exports and support the tourism sector.
He explained that the project reflects an assessment of the requirements of Egypt’s real estate and tourism markets.
El-Sergany also referred to Egypt’s efforts to attract 30 million tourists. These efforts include a target to increase hotel capacity to 300,000 rooms by 2030.
