Aqar Exit Launches in Egypt to Help Distressed Property Buyers Exit Contracts

Aqar Exit has launched in Egypt to provide an organized exit route for property buyers facing difficulties with their financial commitments.

The platform connects distressed property owners with new buyers who can take over existing contracts at their original prices.
This model gives sellers an opportunity to exit their commitments. At the same time, it gives buyers access to properties under earlier contractual terms.
Aqar Exit attracted more than 15,000 users during its first week. The figure includes more than 11,000 buyers and over 3,600 sellers.
The platform has also listed more than 3,300 units. More than half of these properties have already received purchase requests.
Meanwhile, the combined value of listed properties has exceeded EGP 60 billion since the platform launched.
Aqar Exit Connects Distressed Sellers with New Buyers
The platform addresses a growing challenge for some property buyers.
Customers may purchase units through installment plans. Later, however, financial difficulties can prevent them from meeting their payment obligations.
Aqar Exit aims to provide these customers with another option.
Instead of simply remaining committed to the property, sellers can seek a new buyer who takes over the existing contract.
The buyer, meanwhile, can access a property based on its earlier contract price.
This can create an opportunity for buyers to acquire units at prices set under older contracts rather than current 2026 market levels.

Aqar Exit Records EGP 60 Billion in Listings

Dr. Mahmoud Ammar, Founder and CEO of Aqar Exit, said the platform attracted more than 15,000 users in its first week.
More than 11,000 users registered as buyers. More than 3,600 registered as sellers.
The platform has also recorded more than 3,300 listed units.
More than half of those units have already received purchase requests.
Ammar added that the total market value of listed properties has reached around EGP 60 billion since launch.
The early figures indicate strong interest from both sides of the property resale market.

Platform Targets Buyers Facing Financial Difficulties

Ammar explained that the idea behind Aqar Exit emerged from observing customers who purchased properties through installment plans.
Some of these customers later faced financial difficulties.
As a result, they could no longer meet their scheduled payments.
Aqar Exit seeks to give these customers an organized exit mechanism.
The platform allows sellers to recover the amounts they have already paid. It does so without adding an “overprice” to the listed units.
The platform also does not charge sellers a commission.

Aqar Exit Charges Buyers Lower Resale Fees

Aqar Exit charges a commission only to buyers.
According to Ammar, the fees remain below those typically applied in the resale market.
The platform lists each unit according to the terms of its existing contract.
The remaining installments then continue according to the original contractual terms.
Transfer procedures also follow the requirements established by the relevant developer.
This approach allows the platform to connect buyers and sellers while maintaining the existing contractual framework.

Aqar Exit Verifies Ownership Before Listing Properties

The platform does not rely on brokers or real estate marketers to list properties.
Instead, sellers must be the actual owners of the units.
Aqar Exit reviews the relevant contract documents before listing a property.
The platform also verifies ownership details, installment amounts, and payments already made.
This process aims to provide buyers with clearer information before they proceed with a transaction.
It also helps distinguish verified property owners from third-party marketers.

Aqar Exit Focuses on Existing Contracts

Ammar stressed that Aqar Exit does not aim to influence developers’ prices for newly launched properties.
Instead, the platform focuses on existing contracts.
It provides an exit mechanism for customers who can no longer meet their financial commitments.
He explained that some customers experience financial difficulties because of circumstances beyond their control.
These customers may need to sell their units without suffering additional losses. This can allow them to recover the amounts they have already paid.
“We launched Aqar Exit primarily to support distressed property buyers, not to create a new market or compete with developers.”
Ammar added that the platform’s first-week figures revealed a significant volume of units linked to older contracts.
According to him, this suggests that the issue extends beyond individual cases.
It also points to a clear need for an organized mechanism that helps property buyers exit their remaining commitments.

Aqar Exit Plans to Expand Egypt Property Resale Data

Aqar Exit plans to expand its user base and increase the number of listed units during the coming period.
The platform also plans to further develop the data generated through supply and demand activity.
This data could provide greater insight into Egypt’s property resale market.
